French Drain vs. Grading in Ottawa: Which Does Your Yard Actually Need?

A wet yard does not automatically mean you need a French drain.

In Ottawa, water problems around a house can come from several different sources. Spring snowmelt, heavy rain, settled soil, poor surface grading, downspouts that discharge too close to the foundation, and slow-draining soil can all leave a yard wet.

The important question is not simply, “Where is the water pooling?”

It is:

Where is the water coming from, and where is it supposed to go?

If water is running across the surface toward the house, grading may be the right solution. If water is collecting below the surface, an underground drainage system may be appropriate. If water is getting into the basement, the foundation drainage system and the actual entry point need to be investigated.

Installing a French drain before answering those questions can mean spending money on a system that treats the symptom rather than the cause.

The first fix should usually be the simplest one that addresses the actual source of the water.

What Does Grading Do?

Grading is the slope and elevation of the ground around your property.

A properly graded yard gives surface water somewhere to go. Around a house, that generally means moving rain and snowmelt away from the foundation and toward an appropriate drainage route.

This matters in Ottawa because residential lots are often designed around specific drainage patterns. Water may be intended to move toward a side-yard swale, catch basin, ditch or another approved drainage route.

The City of Ottawa notes that property owners are responsible for maintaining established lot grades and that changes to grading can affect drainage on neighbouring properties. Swales should not simply be filled or obstructed as part of landscaping.

Common grading problems

A grading problem may develop when:

  • Soil settles beside the foundation
  • Landscaping changes the original slope
  • A patio or walkway directs water toward the house
  • A low area collects runoff

Sometimes the solution is relatively simple. Soil can be added to a settled area, a low spot can be reshaped, or a drainage path can be restored.

But grading should not mean simply piling soil against the house or pushing water toward the property line.

Why Ottawa homeowners need to be careful with grading

Changing the grade of one part of a property can change the drainage pattern for the entire yard.

The City specifically warns against altering or obstructing a lot grade, ditch or drainage feature in a way that impairs the approved drainage pattern or creates an adverse condition on an adjoining property.

Before making a substantial grading change, it can be useful to find out whether an original grading plan exists for the property. Ottawa says existing grading plans can be obtained through its building permit records process.

What Is a French Drain?

A landscape French drain is an underground drainage system designed to collect and move water.

A typical installation uses a trench containing drainage stone and a perforated pipe. Water enters the drainage system and is conveyed toward an appropriate outlet.

Depending on the site, a system may include:

  • Perforated drainage pipe
  • Washed drainage stone
  • Geotextile or filter fabric where appropriate
  • A trench designed around the required elevations
  • A suitable discharge point
  • Surface inlets or other collection points where needed

The important part is not the pipe itself. It is where the system collects water and where that water ultimately goes.

A French drain can make sense when a particular area repeatedly collects water and surface grading alone cannot provide an effective drainage route.

For example, a low section of a yard might remain saturated after the surrounding lawn has dried. If surface runoff has already been addressed, an underground drainage system may be worth investigating.

A French drain is not the same as a foundation drain

This distinction is important.

A landscape French drain is generally intended to manage water in the landscape. A foundation drainage system is designed specifically to manage water around the foundation and footing of a building.

Ottawa’s current residential plumbing by-law defines a foundation drain as a system that collects groundwater around a building foundation or footing and conveys it to an approved point of discharge.

The two systems can look similar because both may involve perforated pipe and drainage stone. Their purpose, location and design can be very different.

If the problem is basement water, installing a shallow landscape French drain should not be treated as a substitute for diagnosing the foundation drainage system.

Ottawa’s Climate Can Make Drainage Problems More Noticeable

Ottawa’s drainage problems are often most obvious during spring thaw and periods of heavy rainfall.

Snow accumulates over the winter, the ground can remain frozen or saturated, and large amounts of water can reach the property over a relatively short period during the spring.

Heavy summer storms can create another problem. A roof can shed a significant volume of water through a relatively small number of downspouts, concentrating runoff beside the foundation if those outlets are poorly positioned.

Soil conditions also matter. Fine-grained or compacted soils can drain more slowly than coarse, well-draining soils.

But soil type alone does not tell you that a French drain is needed.

A yard with slow-draining soil can still function properly if its grades, drainage routes and runoff management are appropriate. Conversely, even a yard with reasonably good soil can have drainage problems if water is directed into a low area or toward the foundation.

Check the Downspouts Before You Dig

Downspouts are one of the first things to check when a yard or foundation stays wet.

Think about how much water lands on a roof during a heavy storm. That water is collected by the gutters and concentrated into a handful of downspouts. If one of those downspouts releases the water directly beside the foundation, a relatively small drainage defect can become a significant source of moisture.

Check:

  • Whether the gutters are functioning properly
  • Whether the downspouts are blocked
  • Where each downspout discharges
  • Whether the discharge area is lower than the surrounding yard
  • Whether an extension has become disconnected
  • Whether water flows back toward the house after leaving the downspout
  • Whether the discharge creates erosion or ponding

Ottawa’s guidance says downspouts should discharge onto the property and away from the building, with at least 1.2 metres (4 feet) from the foundation where physically possible. The City’s current Rain Ready guidance uses a 3-metre setback for eligible downspout-redirection projects, provided the discharge area is permeable, slopes away from the foundation and does not send water onto an adjacent property.

The practical point is simple: do not assume the underground drainage system is the problem until you have checked where the roof water is going.

Signs Your Grading May Be the Problem

The easiest time to diagnose surface drainage is during or shortly after a significant rainfall.

Walk around the property and watch the water.

Grading is worth investigating if:

  • Water runs toward the foundation
  • Water pools beside the house
  • Soil has settled next to the foundation
  • A walkway or patio sends water toward the building
  • A low section of lawn collects runoff
  • A downspout empties into a low area
  • Water follows an obvious path across the lawn toward the house
  • An existing swale no longer carries water as intended

You do not necessarily need excavation to identify a grading problem.

In many cases, the water itself shows you the problem.

If you can see water flowing from a higher part of the property toward the foundation, installing a French drain may be treating the wrong problem. The first question should be whether the surface drainage can be corrected.

Signs the Problem May Be Below the Surface

A different pattern suggests that more investigation may be needed.

Look more closely when:

  • One area remains saturated long after rainfall has stopped
  • The surrounding lawn dries while one section stays wet
  • Water appears to collect in a low area from below
  • A planting bed or excavation repeatedly fills with water
  • Basement seepage continues after surface drainage has been corrected
  • Water appears at the foundation during periods when surface runoff is not obvious

These signs do not automatically mean groundwater is the cause.

Persistent moisture can also come from plumbing leaks, damaged drainage systems, condensation, roof drainage or defects in the foundation.

The timing matters.

If the water appears only during heavy rainfall, surface runoff and roof drainage deserve close attention.

If the same area remains wet during otherwise dry conditions, subsurface water becomes more important to investigate.

What If Water Is Getting Into the Basement?

Basement water requires a different level of investigation.

Start with where the water is entering and when it happens.

Water through a foundation crack

A visible crack may be the pathway through which water is entering.

The crack should be assessed rather than assuming that sealing it from the inside is the complete solution. Its location, size, movement and relationship to exterior drainage all matter.

Water at the wall-floor joint

Water appearing where the foundation wall meets the floor can be associated with pressure from water outside the foundation, foundation drainage problems or other moisture pathways.

Water during heavy rain

Start with the systems that become active during rainfall:

  • Gutters
  • Downspouts
  • Surface grading
  • Window wells
  • Yard drainage
  • Foundation drainage

Ottawa itself recommends measures such as sloping ground away from the foundation, redirecting downspouts away from the foundation, and addressing foundation cracks and window wells as part of basement-flooding prevention.

Water when the weather is dry

If water continues appearing when there has been little or no recent rainfall, look beyond surface runoff.

Possible sources include subsurface water, plumbing problems, foundation drainage or another persistent moisture source.

When You May Need Both Grading and Drainage

Sometimes there is no single problem.

Consider a property where:

  1. The soil has settled beside the foundation.
  2. A downspout releases water close to the house.
  3. The yard slopes toward the foundation.
  4. The soil remains saturated after heavy rainfall.

Correcting the grade and redirecting the downspout addresses the surface water.

If the area still stays saturated afterward, subsurface drainage may also need to be considered.

This is why installing a French drain first can be a poor approach. If the property is sending a large volume of surface water into the same area, the underground system may simply be asked to handle water that should have been redirected at the surface.

The reverse is also true.

If the surface grading is reasonable but water continues accumulating below the surface, grading alone may not solve the problem.

Ottawa Lot Grading and Drainage Rules Matter

Grading is not simply a matter of adding soil until the yard looks level.

Ottawa properties are designed with drainage patterns that can involve swales, ditches, catch basins and other drainage features. Changing one part of the property can affect how water moves across the rest of the lot.

The City advises property owners not to fill, pipe or obstruct swales and says alterations should not interfere with the approved drainage pattern or create drainage problems for neighbouring properties.

That matters when installing:

  • Patios
  • Retaining walls
  • Garden beds
  • Pools
  • Driveways
  • Large landscaping features
  • New drainage systems
  • Significant amounts of fill

A drainage solution should give water a controlled route. It should not simply move the problem from your property to someone else’s.

How Much Does a French Drain or Grading Cost?

There is no useful single price for either type of project.

The cost depends on the property and the work involved, including:

  • Size of the affected area
  • Excavation depth
  • Soil conditions
  • Equipment access
  • Amount of fill required
  • Drainage stone and pipe requirements
  • Disposal
  • Landscaping restoration
  • Existing drainage infrastructure
  • Foundation access
  • Available discharge points

Simple grading corrections can be less expensive than underground drainage because they may require fewer materials and less excavation.

But price should not be the deciding factor before the cause is known.

If the problem is a settled section of soil, a French drain may be unnecessary.

If the problem is subsurface water, repeatedly adding soil may accomplish very little.

A useful drainage quote should explain:

  1. What is causing the water problem?
  2. What work is being recommended?
  3. Why will that work address the cause?

That gives you something more useful than a price for “a French drain.”

What Should a Professional Drainage Assessment Look At?

A proper assessment should start with the property as a whole rather than one wet spot.

At minimum, it should consider:

  • Existing grades around the house
  • Downspout locations
  • Gutter discharge
  • Surface drainage paths
  • Swales and low areas
  • Walkways, patios and other hard surfaces
  • Foundation condition
  • Basement water-entry points
  • Existing foundation drainage
  • Sump pump and discharge
  • Soil and site conditions
  • Available discharge locations
  • Potential effects on neighbouring properties

In some cases, measurements or a review of the property’s original grading plan may also be useful.

Ottawa notes that a grading plan shows both existing and proposed drainage patterns and may be required for certain construction projects.

The goal of an assessment should be straightforward:

Find the source, trace the water, and determine what needs to change.

French Drain vs. Grading: Which One Should You Choose?

Choose grading when the main problem is surface water moving where it should not.

Consider underground drainage when water needs to be collected or conveyed below the surface and surface grading cannot adequately address it.

For basement water, do not assume that a landscape French drain is the answer. Determine how water is entering the building and whether the foundation drainage system, sump system, grading, downspouts or another source is involved.

Before excavating, check the basics:

The discharge point needs to be appropriate for the property and compliant with applicable requirements.

How long does a French drain last?

There is no guaranteed lifespan.

Performance depends on the design, materials, installation, soil conditions, maintenance and whether the system continues to have a functioning outlet.

A claim that every French drain will last a particular number of decades is too broad to be meaningful without knowing how the system was designed and installed.
